Florida lien law is unforgiving. A subcontractor who serves the Notice to Owner even a few days late loses the lien outright — and can end up paying the other side’s legal fees. The deadlines are the whole game: 45 days to serve the Notice to Owner, 90 days to record the Claim of Lien, 1 year to foreclose.
The Tool Kit gives you the right form for every one of those steps, in order, so nothing slips.
Seven ready-to-use, fillable PDF forms — each keyed to the deadline that makes or breaks it.
Use the free calculator to lock in your 45 / 90 / 365-day deadlines and export them to your calendar.
Open the matching fillable PDF, type in your details, print, sign, and record or serve it.

They follow the form language printed in the Florida Statutes (2025) under the “substantially the following form” standard the law itself uses. County clerks sometimes require their own recording format (margins, a prepared-by block); check your county’s recording page before you file.
Many people prepare and file these forms themselves — that’s what self-help forms are for. The deadlines and the foreclosure lawsuit are where mistakes get costly, which is why we offer an optional completeness review. We are not a law firm and don’t give legal advice.

A construction (mechanic’s) lien attaches to real estate (Ch. 713, Part I). An artisan’s lien attaches to personal property you repaired — like a vehicle — and is possessory (§ 713.58). The kit covers both.
No — the Tool Kit is for self-help filing, which is how we keep it flat-rate and account-free. You record with your county Clerk and serve by the method the statute requires. (Full-service mailing is where providers like SunRay or Levelset fit in.)
Stop hunting for forms one at a time. Map your deadlines, fill the forms, file with confidence.
