Are these the official Florida forms?

They follow the form language printed in the Florida Statutes (2025) under the “substantially the following form” standard the law itself uses. County clerks sometimes require their own recording format (margins, a prepared-by block); check your county’s recording page before you file.

Do I need a lawyer?

Many people prepare and file these forms themselves — that’s what self-help forms are for. The deadlines and the foreclosure lawsuit are where mistakes get costly, which is why we offer an optional completeness review. We are not a law firm and don’t give legal advice.

What’s the difference between a construction lien and an artisan’s lien?

A construction (mechanic’s) lien attaches to real estate (Ch. 713, Part I). An artisan’s lien attaches to personal property you repaired — like a vehicle — and is possessory (§ 713.58). The kit covers both.

Will you record or mail the documents for me?
