The rule that decides most Florida eviction cases isn't in the lease.
It's in Florida Statutes § 83.60(2). Notice to Landlord for Failure to Maintain
The seven-day repair notice required before a tenant can withhold rent or terminate for habitability problems. Specifies the defect, demands repair within seven days, and preserves your right to withhold or terminate if the landlord fails to cure.
Security Deposit Demand Letter
Sent after move-out when the landlord has not returned your deposit or sent a proper statutory claim notice within thirty days. References the landlord's forfeiture under § 83.49(3) and demands return of the full deposit.
