Florida Deed Execution Requirements

Every Florida deed — including a Lady Bird Deed — must meet these requirements to be valid and recordable:

  • Full legal description: A street address is not sufficient. Use the exact legal description from your prior deed or the county property appraiser's records.
  • Two witnesses: Both must be present when the grantor signs. The notary may serve as one witness.
